With so many to choose from, how do you go about choosing the right listing agent? Maybe you want to go with the one that wants to price your home the highest? Maybe you want to hire the agent that charges the least commission? Both may seem like valid points, but in reality, neither are criteria on which to solely base your decision. Here is why…
Why not hire an agent based on a high suggested listing price?
A listing agent can say any price they want to get you to hire them. Why wouldn’t a seller want to go with the agent that prices the home the highest? After all, the point it so get the most money out of your house as possible. However, you will need to ask that agent to show you comps supporting the listing price they quoted. (Learn more about comps here…) If there are no comparable homes in your area for that price, then that agent is being untruthful. A good agent will show you what homes in your area are selling for, offer a suggested listing price range, and then you choose what you want to ask for your home. You will know if you have priced the home right based on the buyer activity usually within the first 30 days. No showings or offers will let you know that you are above market value and need to consider a price reduction.
Why not hire an agent based on lowest commission?
In the real estate world, there are a few agents that do the majority of the business. The agents that spend more on marketing will be the ones that get your home the most exposure. The more people that see your home, the more likely you are to get your home sold quickly and at a good price. An agent that charges less commission probably does not spend as much on advertising, and is looking for a way to stand out in a highly competitive market. Look for those agents that have proven marketing strategies and the experience and knowledge necessary to represent you in the best way possible. If a well trained agent can help you get a little bit more out of your home (while still staying in the suggested range), then really the commission isn’t an issue. You will likely come out ahead with the one experienced in pricing, marketing and negotiations. So who would you choose – the agent that knows the industry and has a successful business or the one willing to lower their commission in order to stand out above the rest?

Choosing a real estate agent that prices your home higher and charges less commission has been proven ineffective.
